A buyer purchasing a secondary market unit in Taman Molek encountered a Malay Reserve condition on the title requiring state authority consent. The seller's agent had not flagged this during negotiations, and the buyer's loan approval was already in progress.

Agricultural Land Feasibility Assessment Before Conversion Application

A family landowner held approximately 4 acres of agricultural land in Kluang and had been advised by several parties to apply for conversion to residential use, but had not verified whether local planning conditions made that feasible.
